RASM MARKET STATISTICS: November 2025 Real Estate Market Report: Trends in Sarasota and Manatee Counties

The REALTOR® Association of Sarasota and Manatee (RASM) has released its November 2025 real estate market report, offering insight into how housing conditions continue to shift across Sarasota and Manatee counties. Data from Florida REALTORS® shows diverging trends by county and property type, reinforcing that today’s market must be evaluated segment by segment.

Key Market Highlights – November 2025

Sales Activity

  • Sarasota County saw a 28.5% increase in single-family home sales, while condo and townhome sales declined 3.4%.
  • Manatee County experienced a 13.7% decrease in single-family sales but a 16.0% increase in condo and townhome transactions.

Home Prices

  • Sarasota median prices declined for both single-family homes and condos.
  • Manatee’s median single-family home price rose 13.3%, while condo prices remained relatively stable year over year.

Inventory & Market Pace

  • Condo inventory remains elevated, especially in Sarasota, reaching an 8.1-month supply.
  • Homes generally took longer to sell, with Manatee condos seeing the biggest increase in time to contract and close.
