Benderson Development Plans 52-Acre Mixed-Use Project in Wellen Park, Sarasota

Benderson Development is gearing up for a major new project in south Sarasota County — a 52-acre mixed-use destination within the fast-growing master-planned community of Wellen Park, located near Venice and North Port.

The development will rise along South Tamiami Trail at West Villages Parkway, on a parcel recently acquired by Benderson Development. While the purchase price was not disclosed, the company confirmed the acquisition through spokesperson Julie Fanning.

What’s Coming to the New Development?

The project will feature a blend of local, regional, and national tenants, bringing new retail, dining, and lifestyle experiences to Wellen Park. Although Benderson has specific retailers in mind, it is still too early to share details.

The project remains in the very early planning stages, with construction expected to begin in late 2026 or early 2027.

A Growing Community With Major Demand

Wellen Park currently has about 10,000 residents and is projected to exceed 50,000 residents at full build-out, highlighting the demand for new commercial amenities.
