The end is finally in sight for the saga that has been the story of the Dolphin Tower condominium on Sarasota Bay, since 2010. Five years ago a crack appearing in the building’s 4th floor transfer slab forced the city to require the evacuation of the building over safety concerns. It has taken a number of years to come up with a remediation plan that could be agreed on by all owners and the city. That happened finally in 2014 and building permits were issued on a $9 million repair project.

Which is 41 years old and has 116 residences, is situated in a prime location on Gulfstream Ave. and offers unobstructed bay views. Initially it was unclear whether it would be possible to save the Sarasota classic, but the structural repair work is now finished, the special assessments have been paid and residents will finally be able to move back to their homes. While the occupancy permit has not been issued yet by the city, the residents’ association expects people will be back in their condos by the end of June.
The Tower Has Been Renewed Inside And Out
The repair project has included reinforcing the transfer slab with a stronger layer of concrete and strengthening the structure to stand up to hurricane force winds. At the same time much of the building’s plumbing system was replaced and the sprinkler system renewed. Finally, the complex’s clubhouse and other common areas have been refreshed as well.
Dolphin Towers Condos Are Still Affordable
In the face of uncertainty, many of the building’s owners chose to sell their properties at drastically reduced prices. But with the future of the building assured, prices have begun to rise again. At the moment there are fifteen Dolphin Tower condos available, with prices ranging from $195,000 for a two bedroom 8th floor unit with city views, to a penthouse with amazing bay views for $499,900.

Now is the moment to buy in the Dolphin as prices are still very reasonable, when compared to similar waterfront properties. In fact, Dolphin Tower’s location couldn’t be better. And for sun worshippers, Lido Beach is just 10 minutes away and it’s 15 minutes to Siesta Beach.
