Sales Activity
- Sarasota County saw a 28.5% increase in single-family home sales, while condo and townhome sales declined 3.4%.
- Manatee County experienced a 13.7% decrease in single-family sales but a 16.0% increase in condo and townhome transactions.
Home Prices
- Sarasota median prices declined for both single-family homes and condos.
- Manatee’s median single-family home price rose 13.3%, while condo prices remained relatively stable year over year.
Inventory & Market Pace
- Condo inventory remains elevated, especially in Sarasota, reaching an 8.1-month supply.
- Homes generally took longer to sell, with Manatee condos seeing the biggest increase in time to contract and close.
